There are many companies that will charge huge marketing fees, which are nothing less than discounted commissions paid by the seller in advance and with a lack of performance on the real estate agents part. At least with a “typical” listing, if your house does not sell, you pay little to nothing. There are also companies/agents that will charge an upfront fee of $200-$999, just to put you in the MLS and Realtor.com. This version of the Realtor.com listing is free because it downloads from the MLS and does not do much for marketing your property. This all sounds good in theory if you are a seller who does not have much wiggle room in their final sales price. The truth of the matter is that you would be better off discounting your price by the upfront amount, because the MLS does not sell houses. If it did, we would not spend any money on advertising or sell as many houses as we do. We have created an extensive marketing plan that actually sells houses and have been able to do it at a price that will benefit almost any sellers situation. Basically we have full marketing programs which range from 3% to 6%. Depending on what your budget allows for. I guarantee that it is much more than just an MLS listing and the free version of Realtor.com that these discount companies are selling. |
