House Staging Tips
You’re getting close, you’ve prepared and staged your home for sale. What do you do next? Well, you have to do a little additional step in the staging process. You have to stage it for your photos. Not sure what I mean? Stick around and that’s what I’m going to discuss in this video.
I know you thought that after you staged your house you were ready to put it on the market. You’re close, you just need to hire a professional photographer to shoot the photos, before they come over, and you need to stage your house for the photos. Don’t worry, it’s not as tedious as it sounds.
You need to think of how your house will look online, on a smartphone, a small photo. In pictures, every little thing stands out and your rooms that you spent so much time decluttering will look cluttered. Here are a few of my hot buttons for staging for pictures.
House Staging Tips #1: Remove Cords
Number one, remove cords. The HDMI cable that’s hanging down from the wall mounted TV looks awful in pictures. Lamp cords, charging cords, cords, cords, cords. You see where I’m going here? Hide the cords. Don’t worry, the lamp won’t be plugged in, the photographer will usually turn off the light anyway.
House Staging Tips #2: No Wrinkles
Wrinkled draperies, accent pillows, steam them. Trust me, your photos will look a lot better without all the wrinkles.
House Staging Tips #3: Clean Countertops
Number three, don’t shoot the messenger but remove the coffee maker, the toaster, and the other big moveable appliances on the counters. In pictures, it’ll make your kitchen look cluttered and small. And while you’re at it, put your garbage can in a closet or the garage. Don’t worry, you can bring all this stuff back when the photographer is finished. And yes, your coffee maker can make it back too.
House Staging Tips #4: Toilet Seats
Number four, please put your toilet seats down. It just looks bad, just looks bad.
House Staging Tips #5: Hire a Professional
Number five, hire a professional photographer. Yes, smartphones take great pictures of your friends and family and vacation spots but let the professionals do what the professionals do. There are so many steps to selling your house, why start off with one foot in the grave with amateur smartphone pictures?
