Before deciding on any Realtor, discount or professional, think about the following items.
In order to get complete picture on Total Commission Paid, you must dig deeper and ask questions. Let’s start with the obvious…1% commission. This sounds great, but it does not give you the complete picture. This is only 1% off of the listing side of the commission. Not, the total commission. We do not have set commission rates in this area, but typical commissions paid on the buy side, which the seller pays for and therefore must be added to the listing side commission, is around 2.5%-3%. That would mean the total commission for the discounted option would be 3.5%-4%. Compared to a typical total commission for this area…Wheaton, Carol Stream, Lombard and all areas in the West and Northwest Suburbs of Chicago, in DuPage & Cook counties, which is around 5%-6%. This seems like a decent savings, especially when you start getting into higher priced homes.
But, commission alone, does not give you the total picture. You must compare market time to sell a home; time on market directly correlates to how much money you put in your pocket. If the better sounding commission realtor sells a home 30+ days longer than it takes the realtor with the seemingly higher commission, you may be losing money by going with the cheaper commission. Shorter market times and higher net dollars in your pocket is a direct correlation to the reach of the marketing. And just a note, if an agent is not making much money in the first place, how much money will he/she spend on marketing.
Another thing to consider is that, in the discount model, the agent is usually a salaried employee or someone who takes an upfront fee and just wants to get signs in the yard so they can grab as many buyers as possible to sell them other homes. The reality is that it’s a small percentage of buyers that buy the home of which they called from the number on the sign. There is no real motivation to negotiate very hard for your best interest, because they are getting paid whether or not your home actually sells. This is why you want to see who has a higher list to sale ratio and list price to sold price percentage.
You may be shocked to know that the discount model is not usually a discount.
BOTTOM LINE:
Go through a thorough vetting process before choosing who will represent you in the sale of what may very well be your largest investment.
